KH7XS house and station for sale

Here's your chance to own a superstation in paradise.  Work never ending pileups from a world class battle proven contest station.  Oceania's loudest station is available for you to DX, contest or just ragchew around the world.  Nestled on the slopes of Mauna Kea at the 900 foot level with huge drop offs, the station is ideally located to put out S-9 plus signals all over the world.

The station is located in the small town of Laupahoehoe, on the Hamakua Coast of the BIg Island of Hawaii .The Hamakua coast, 25 miles north of the second biggest town in the state, Hilo, is a laid back part of Hawaii that is still "old Hawaii".  It is a tropical area with many waterfalls and quaint little towns that once were sugar plantations.  In fact, the station sits on an old water tower site that once provided water to the workers in the camps below.  All those camps are long gone.  The coast is now dotted with small vegetable farms and pasture land.

The Big Island is easily accessable to the US and Canada and is served by several different commercial airlines.

Weather on the Hamakua Coast is pleasant all year round.  Winter temperatures at this QTH will dip to the low 60s at night and up to around 77 in the day during winter.  In the summer temperatures range from 69 at night to 83 during the day.  The tradewinds keep it feeling very comfortable.  Almost all homes on this side of the island , including this one, are built with no heat or AC.  With such temperate weather there is no need for such things!

The Big island of Hawaii is world famous for its beaches which come in black, white, yellow, red and even green.  Outdoor life is the rule for the island.  The fishing is world class, surfing is an island tradition, snorkeling and diving are great, and the island has loads kayakers, windsurfers and bikers.  Your can explore the island on your Harley 365 days a year, or experience the rugged beauty of the island in a 4-wheel drive vehicle.  Or maybe you might want to take a hike and then cool off in a stream by one of the dozens of waterfalls on the island.  Your experiences are only limited by your energy!

The Big Island is a "stew" and is "flavored" by many different cultures, Hawaiian, Japanese, American, Filipino, to name a few.  There are dozens of festivals and events of the Island, including the annual free "block party Reggae celebration" in Hilo, the world famous Iron Man Championship, the annual Christmas Light parades, and the Chinese New Year.  The Island is dotted with many museums, some historical, while others are geared to the sciences, especially astronomy.  The clean air of Hawaii has made it the home of the most telescopes in the world.

The home

This newly built 3 bedroom, 2 bath home with a two car oversized detached garage is located on the popular island vacation destination, Hawaii.

The house sits on three acres high above the town of Laupahoehoe on the slopes of Mauna Kea with an 180 degree unobstructed view of the Pacific.  The views are spectacular.   Wildly colorful rainbows appear to "walk" across the Pacific as the tradwinds move up the coast.  In the winter, whales can be seen jumping out of the water, crashing down making huge splashes.

The home was constructed in 2007.  It is approximately 1750 square feet under roof has a long lived maintainence-free metal roof, features a walk-in master bath shower, and granite countertops in both baths and the kitchen. All cabinets throughout the house are all-wood oak.  All ceilings are vaulted and are constructed with 1x6 cedar for a rich wood look.  There are ceiling fans in all rooms, including the covered lanai.  However, they are seldom needed as nature provide plenty of breeze form the ever present tradewinds.  The house is on the electrical grid with a 200 amp main breaker box and a 50 amp separate breaker box for the garage.

The home is built with the "great room" concept.  This coupled with the vaulted ceilings and the spectacular views of the Pacific provide a spacious feeling.

Other extras include a cedar lined walk-in closet for the master bedroom, and a roof mounted solar water system to provide lots of free hot water.

The "radio/computer/office room" was made especially for the ham.  A 12 foot, two tiered oak/granite console equipped with 240V outlets make for a turnkey operation.  Just bring you mic/key and xcvr.

The house has lots of room to entertain. The 450 square foot covered tiled lanai facing the Pacific, allows you to watch the sunrise or to have a party.  Just in case your party grows bigger, the 380 square foot tiled deck provides ample room for your guests.

Located on a paved road less than one mile from town, the house is "out in the county", with only one other home visible.  And although you're out in the country high speed DSL and  phone service are availble and Direct TV provides all the channels you will ever need.

Do you like citrus and tropical fruits?  Over 70 orange, grapefruit, lemon, lime, starfruit, mango, tangelo, rambutan, lychee, tangerine, banana trees are planted and most are already producing fruit.  There are also 30 coconut palms lining the paved driveway as you enter the property.

Also included is a 12 by 16 shed to hold all of your "stuff".

Real estate taxes and insurance are very cheap, running less than $1600 per year.

This home would be perfect for the ham looking to retire, or someone wanting to get away from it all and start over.  Or perhaps a group of amateurs might be interested in buying it as a shared contesting property.

Since the home is on agriculturally zoned property, Hawaii regulations allow a second "farmhand" home to be built on the property, making this a nice property for the investor.

On Google Earth the home can be found at:

  The station

The KH7XS station is well known throughout the contesting and DXing world.  It produces some of the loudest signals out of Oceania and has broken many records in both domestic and DX contests in the two years of operation using the calls KH7XS and KH7B. The latest contest win being number 1 high power in the phone Sweepstakes for 2009 with almost 2400 QSOs, second highest score ever for the contest.

Located on the windward side of the Big Island, Hawaii, the station sits on the east side of Mauna Kea, a 13500 foot  mountain. The tower located at the 820 foot level, is excellently postioned for QSOs with 95% of the world's amateur community.  The terrain drops off rapidly in the direction of Europe, North and South America toward the Pacific, only 3500 feet away.  Result:  band opening signals, and lots of gain at the important arrival angles to keep the runs deep.

A 150 foot Rohn 55 tower was installed in 2007 after a stamped plan was approved by the county.  The tower is guyed with Phillystran at all four levels to insure a clean pattern for the stacks.   All anchors and the base were designed in excess of Rohn specs.

The "money" band at KH7XS is most definitely 40.  Two stacked 4/4 M2 Yagis, at 150 and 80, produce huge runs to all over the world.   The station holds the World Record for 40 meters in the ARRL DX SSB.

10, 15 and 20 meters are handled with a 3-high stack of KT36XAs.  Like the 4/4 for 40, the XAs are matched by a Stackmaster for low SWR across the whole band.  The WX0B box provides for instantaneous switching to find the best antenna combination.  Also, like the 4/4 stack, the heights for the installation were arrived at using N6BV's HFTA program.  These stacks were instrumental to the third place world wide finish in the WPX SSB in 2009, and the first place finish in IARU in 2008.

Other antennas include an A-3WS at an HFTA computed 40 feet, and a 7 element 6 meter beam at the HFTA recommended height of 17 ft.

Wires antennas include several 2 el loop systems for 80 which hold the Oceania record for  CQWW SSB.  For 160 there is a 100 ft tall wire vertical with 65 radials, Lastly for 30 there is an inverted V at an HFTA recommended height of 80 feet.

Beverages are not needed here as the noise level is always less than one  and most of the time zero.  RFI does not exist here, making it possible to work that last layer of QRP/indoor antenna ops.

Two 7/8 Andrews lines of coax run from the house to the tower.

The several Ameritron switch boxes are used to switch antennas and the rotors are all Tailtwisters.

Everything mentioned plus all the control cables etc. is included in the price.

A beautiful granite topped, oak operating console is included.

This station is a whole lot of fun to operate.  Whether you want to DX, contest , or just put out a solid signal all over the world for ragchews, this station can do it.
